Property Management Service Fees:

- Full Management: Typically 6% of rent collected. ($150 per month minimum - no fee during vacancy).

- Procurement of new tenant(s): Typically 4-6% of the total rents for the lease term up to 12 months.  We are in search of a long term tenant for your property, to minimize turnover and maximize your profit.

-Lease Renewal - Renewal of any lease for an existing tenant is included in the management fee.

-Overhead Service Fees: 0%. Our service includes vendor management and oversight/direction of repair projects.

-Evictions: We believe that our methods of tenant screening will prevent the need, but we utilize an attorney that specializes in evictions, should the need arise. The cost to remove a tenant is about $600, but hiring an eviction attorney can keep the process to as little as 14-21 days.
